The lease of 125 years as described in the particulars is not correct. The vendor has applied for a lease extension under the Leasehold Reform, Housing and Urban Development Act, 1993. The landlord has accepted the vendor’s right to extend the lease and the terms of the lease extension have been agreed (see paperwork attached to the Leasehold Information Form). The new lease term will be 189 years from 25 March 1965. Buyer's should note that the agreed terms of lease extension are only available until 31 March 2017 otherwise the property will be sold to the buyer without the benefit of the lease extension, unless the landlord is willing to extend the completion deadline.
